Mount Vernon Condo is situated just besides Bartley-Tampines Viaduct that was completed in 2010. So with it comes another route from the Tampines & PasirRis leading to the city. So far, people living in these estates have been dependant on the ECP or PIE to get to the city and around Singapore in as fast a way as is possible. It was in the year 2000 that the work on the Bartley-Tampines link, stretching for 4.5km started and that dates to more than ten years ago, but because of the delays in construction the project was delayed for 5 years. So this is the 6th viaduct that Singapore has seen. With it comes the new road, the Bartley Road East that connects Airport Road to the Hougang Avenue 3. An LTA spokesman said that with the help of this road going below the viaduct, motorists will be able to escape the mad traffic of the congested Eunos, Upper Serangoon & PayaLebar routes allowing them to go to & from Hougang. Also, the LTA also hints that there will be an alternative for reaching Hougang Avenue 3 to the Bartley-Tampines viaduct.
New Town to be planned next to Mount Vernon Condo.
The proposed new town in the plans is situated right next to Mount Vernon Condo. The soon to come Bidadari housing estate would have the same greenery & heritage, and that’s according to the HDB (Housing & Development Board). Not only this, the new 93ha town, besides being a regional park would also have historical elements, including the Bidadari Memorial Garden which contains tombstones of the 21 prominent former citizens. In the original vision of HDB, the Bidadari is a quiet & peaceful town with the central focus on reducing environmental pollution and at the same time enabling tourists have their day. This will transform the estate in “an oasis of tranquility and peace”. In 1972 the cemetery stopped the undertaking of the dead bodies and in 2000 it was exhumed. A lot of joggers frequently visit the area. As many as 12000 private and HBD homes would be built alongside the Bartley Road, Sennett Estate, Upper Serangoon Road and of course Mount Vernon Road. The actual development and the infrastructure plans are due to commence by the end of this year and of course, the first orders of the built to order (BTO) plans are anticipated to be completed in 2018. There are up to 5 planners invited by the HBD to formulate the Expression of Interest (EOI) exercise so that the state’s master plan can be developed. Of course, there are also requirements for a team to design, build & sustain a public housing project on the estate itself.
Mount Vernon Condo is located on the RCR, making it an excellent project with High Potential Capital Gains. With it closeness to the MRT, the potential rental yield is high and the overall risk is low for a RCR project.
